    With a large number of foreclosed homes on today's market, home buyers are considering them for their housing needs, often due to below marketing pricing. While saving upwards of 25% off the market price of a home can sound very enticing you should think about the pros and cons first before making a decision.


    Are the Risks worth the Rewards?

    When a previous owner was unable to meet the financial obligations of a mortgage, he was more likely also unable to meet the financial obligations of maintaining the property altogether. Buying a new or resale home requires full disclosure on and drawbacks on the property. The seller is liable!

    There is unfortunately no requirement on disclosures with a foreclosed home. You are purchasing the property “as is”. This opens your pocketbook to liability.


    When being evicted, owners don't necessarily care what shape they leave the home. They are often disgruntled and frustrated. Some are so angry that they do even damage the property on purpose. You could end up with steep repair and maintenance bills.


    Foreclosed homes do, of course, not come with any kind of warranty. Often they are not even available for inspection before purchase. This leaves the new owner open for substantial risk.


    If you are buying a foreclosed home versus a new home, you are limited to the location, features and characteristics of the home.

    You may have the eviction responsibilities. If the bank has not begun the initiate formal foreclosure proceedings, you may have to evict the foreclosed owner, tenant or whomever else may be occupying the property yourself.


    Buying a foreclosed home is a different buying process. You need to be well-educated and well-prepared when stepping into the arena. You need to research the home values in the area because banks often ask for bids that are higher than the property is worth.

    If the home is not available for inspection before purchase, getting a mortgage can become quite difficult or impossible. If you intend to purchase a property at an auction, you need to bring cash or a cashier's check, as most courts require the winning bidder to pay the down payment on the spot.


    In the end, if you are not a risk taker, and would prefer a peace of mind on this significant investment, you might want to buy a new home instead.
